About Locara
What is Locara?
Locara studies Bangalore neighbourhood by neighbourhood, across the fifty-odd things that actually decide whether you will be happy somewhere: the real walk to the metro, the water on your street, safety after dark, noise, flooding, schools, and more. Then it shows you the flats to rent and the builders and projects to buy in each area, so you choose the neighbourhood first and the home second.
How is this different from a listings portal like 99acres or NoBroker?
A portal hands you a flat and stops. It cannot tell you whether that street floods, whether the water is piped or tankered, or how the area feels at night. Locara starts with exactly those things, reads them for the whole neighbourhood, and only then shows you what is available there. Portals stop at the listing; we tell you the neighbourhood first.
How is it different from a builder’s own website?
A builder site sells you one builder’s projects with one builder’s spin, and never mentions the area around them. Locara puts every major builder and project in one place so you can compare them honestly, each one read against the neighbourhood it sits in. Builders stop at the brochure; we tell you the area.
Is Locara a broker?
No. We never sit between you and the owner or the builder, and we will never take brokerage or a cut of your rent or your purchase. When you are ready, you reach the person directly.
Renting
How do I find a place to rent?
Ask Locara what you want in plain English, a budget, an area or an office, or what matters to you, and it ranks the neighbourhoods it covers. Pick one and see the flats actually available there, filtered on the locality facts no portal holds.
Do you charge brokerage?
Never. You reach whoever is letting the flat directly, with no agent in the middle and no introduction fee.
How current are the listings?
Every listing on Locara is posted by a real person, the owner or the current tenant, never scraped from another site. Each one carries the date it went up, and anything let out or withdrawn is marked gone. We are opening rooms area by area, so if your area has none yet, join its waitlist and you hear first.
Can I list my own property?
Yes. If you are an owner letting a place directly, you can post it. Reach us on the details below and we will help you get it up.
Investing and buying
Can I use Locara to buy, not just rent?
Yes. The invest page gathers Bangalore’s residential projects from every major developer in one place, so you can compare them side by side and read each one against its neighbourhood, which is what actually decides whether a home is a good buy.
Where do the project prices come from? Are they exact?
They are researched from public sources and are indicative, not quotes or offers. Prices, plans and possession dates change constantly, so treat them as a starting map and confirm everything, including the RERA registration, directly with the developer.
What does "researched figures" versus "being gathered" mean?
Projects marked with figures have prices, configurations and possession we have researched. The ones marked as being gathered are real projects whose numbers we are still collecting, so we show the project honestly rather than inventing a figure.
Do you cover every builder?
We are adding them steadily, starting with the largest developers by pipeline and reputation. The map grows as we go, and none of it is a paid placement.
The data
Where does your neighbourhood data come from?
From official sources, on-the-ground readings, and what residents actually say on forums like Reddit, all pulled together per locality. Every figure carries its source, so you can check it yourself.
What is the confidence flag?
A number with no error bar is a guess with better manners. Where our data on something is thin, we say so instead of rounding the gap away, so you know exactly how much to lean on each score.
What are the fifty-plus factors?
Safety, connectivity and the real commute, air quality, water supply, schools, hospitals, flooding, noise, green cover, nightlife, daily conveniences and more, surveyed for the same locality on the same sheet.
How often is it updated?
Listings are dated when posted and marked gone when let. Neighbourhood research is refreshed as things change on the ground, and we would rather update a figure carefully than leave a confident wrong one up.
Money and beta
Is it really all free right now?
Yes. Every neighbourhood report, every rental listing and filter, the full builder and project map, and asking as much as you like, all free. We are in beta and we would rather you use it and tell us where it is wrong.
Why are you in beta?
Because we are young and building in the open. Researching a city properly takes real work, and we would rather grow deliberately and get it right than import a shallow city guide and call it done.
Coverage and getting in touch
Which areas do you cover?
We are in Bangalore so far, with 75 neighbourhoods researched in depth, and the list is growing. We add each one deliberately rather than importing a city guide.
When will you add my area?
Tell us where you are looking on our contact page, pick "Request a new area", and we will prioritise the areas people actually ask for. The more requests an area gets, the sooner it lands.
How do I give feedback or report something wrong?
We genuinely want it. If a figure looks off or something is broken, send it from our contact page, it reaches us directly, no need to compose an email.
