How to rent in Bangalore without a broker

A broker sells you access, not judgement. Here is how to get the access yourself and keep the month of rent.

The standard Bangalore rental broker charges a month of rent, sometimes more, for a service that is mostly access. They know which flats are free and they have the owner numbers. That is genuinely worth something when you are new and time-poor. It is also, increasingly, a thing you can do yourself, and a month of rent is a lot to pay for a few phone numbers and a couple of viewings.

The case against a broker is not that they are villains. Plenty are decent. It is that their incentive is to close, fast, on whatever is available, and yours is to choose well, which are not the same goal. A broker is paid the same whether the street floods or the water runs out. So the judgement, the part that actually protects you, was never theirs to give. It has to be yours.

Getting the access without paying for it

Owner-listed stock exists, on the classifieds, in the resident and community groups for specific layouts, on the notice boards of the buildings you actually want to live in. It takes more legwork than one broker call, and the reward for that legwork is a month of rent and a direct relationship with the person you will be paying.   • Shortlist the area first, properly, so you are not viewing flats in three random parts of the city to save a broker some driving.
  • Go to the buildings and layouts you like and look for owner notices and watchman contacts. A lot of good stock never reaches a portal.
  • Use the community groups for the specific layout. Owners post there to skip the brokerage too.
  • When you find a place, deal with the owner directly. Fewer people in the chain means fewer people to mislead you.

What to do with the month you saved

Spend a little of it on diligence instead. Visit twice, once on a weekday morning. Read the agreement slowly. Check the water and the flooding for that exact block. The broker was never going to do any of that for you, and it is the part that actually decides whether the year goes well. You are not just saving a fee. You are moving the effort from finding a flat, which is easy, to choosing one well, which is the whole game.
