AQI and noise: the invisible things that decide if you stay

Air quality and noise are the two things that never make it onto a listing and quietly decide whether you renew or move. You do not notice them on a quick daytime viewing with the windows shut. Why they hide so well

Both are worst at exactly the times you are least likely to be viewing a flat. Air quality in Bangalore is generally better than the worst Indian cities, but it swings hard by location and by season, and a spot next to a permanently jammed junction or a construction cluster lives in its own little pocket of bad air that the city average completely hides. Noise is the same. A flat that is serene at 3pm on a Sunday sits on a road that becomes a bottleneck at 9am on Monday, and no photograph will ever tell you that.

The averages lie by being averages. "The area is fine" can be true for the area and false for the specific flat facing the main road, two floors up, right at horn height. These are hyper-local, floor-by-floor, window-by-window facts, and they deserve hyper-local questions.

How to actually check

• Visit at rush hour with the windows open. Stand on the balcony for ten minutes and just listen.
• Check which way the flat faces. Main-road-facing and junction-facing units carry both the noise and the worst of the dust.
• Look at the floor. Higher is usually quieter and a little cleaner, but higher near a flyover can be worse, level with the traffic.
• Notice construction nearby. A half-built tower next door is months or years of dust and noise that no listing will mention.
